Your residency and your property run as one coordinated engagement — same team, same timeline, one point of contact who already knows your file when you call. The legal work is done by vetted partner firms, but you never get handed off. You deal with us, throughout.

Immigration

€3,500 / €5,500 couple
  • A fixed fee, agreed before we start. No hourly billing, no creep.
  • The legal partner fee (€1,500 per applicant) is inside that price, not on top of it.
  • Certified translations passed through at cost — exactly what the translator charges, zero markup.

Property

Seller-funded
  • Buyer's representation is funded by the standard commission paid on the seller's side — typically 2–3% of the price.
  • It costs you nothing beyond the purchase itself and your own conveyancing lawyer.
  • Your property lawyer and the notary are paid directly by you, at their own published rates.
Why we tell you this. The commission that funds your representation is real, and we would rather you hear it from us than wonder about it later. An agent paid by the seller has a quiet incentive to close. An agent paid the same regardless of which property you choose does not. We have arranged it the second way on purpose — and we are happy to walk you through every euro of it on the call.

Eligibility, finances, property goals, timeline. Free, and honest — if Spain isn't right for you, we say so.

Visa application

Document brief, pre-submission review, and the formal NLV application managed through our legal partner.

NIE & banking

Your foreigner's tax number and a working CaixaBank account — the two keys everything else turns on.

Property search

We brief the market to your criteria, shortlist, and view with you — fincas, coast, city, or all three.

Offer & arras

We negotiate and your lawyer drafts the arras contract. Title and charges checked before a euro moves.

Notary & escritura

The public deed is signed before a notary, ITP is coordinated, and the property is yours.

Settlement

Empadronamiento, utilities, residency card, the practical first weeks — and a few introductions.

Spain's special expatriate regime — a flat 24% on Spanish-source income up to a generous ceiling — can be elected only inside a six-month window after you register with Spanish social security. Miss it and it is gone; there is no second application. For a Full AfterLife engagement, the question of whether it fits your situation is on the table from the first call, not discovered at month four when the door is already closing.

It is available as a €2,500-per-person add-on, and it is included outright in the Private Client engagement.
